Buying A Home In NJ - Getting Started

When buying a home in New Jersey, all offers must be in writing to be considered by the seller. The purchase offer is prepared and presented to the seller by your agent. Understand all contingencies, exclusions and inclusions.

If the offer is accepted by the seller, the next steps of the property purchase process include the following:

 - Sales Associate/Broker provides a form called Opinion 26 to Buyer and Seller prior to signing of any contract.

- Broker is required to provide a Consumer Information Statement to the buyer and review the various forms of Agency with their client prior to engagement. The client and the broker are required to acknowledge receipt of this booklet.

- Broker must provide Buyer with an EPA booklet.

- Buyer is required to review and sign a Lead-Based Paint Disclosure Statement. This form is provided by the seller of the property.

- Seller completes and provides a Seller’s Disclosure Statement to the buyer. This is a legal document to report any known defects and part repairs of the subject property.

- Buyer submits a $1,000 check with a signed Contract of Sale, Seller’s Disclosure, Lead-Based Paint Disclosure, Opinion 26 and a copy of the mortgage pre-approval.
